You'll move between commercial construction projects, repairs and upkeep on Osborne's locally owned properties, and service work orders for our Facilities Maintenance clients, all while representing Osborne professionally on-site. This is steady, local work: no overnight travel. This is not an entry-level role. We need someone with proven, hands-on experience in carpentry, general construction, or facility maintenance who can hit the ground running. Whether in the field or behind the scenes, we take pride in delivering results that stand the test of time.&nbsp;Learn more at: www.osborne.comYOU MAY BE A GREAT FIT IF YOU:<ul><li>Have proven, hands-on skills in construction, carpentry, or facility maintenance</li><li>Figure out the problem and fix it right the first time, without waiting to be told</li><li>Take pride in precise, high-quality work, whether on a job site or a service call</li><li>Are comfortable moving between a construction project, a property repair, and a client work order in the same week</li><li>Are professional and dependable enough to represent Osborne directly to clients, tenants, and vendors</li><li>Work well with minimal supervision, communicate clearly, and follow through on commitments</li></ul>WHAT YOU'LL DO:This role supports all local Osborne work in the Topeka area, split across three areas:Local Commercial Construction:<ul><li>Perform skilled carpentry and general construction tasks: framing, drywall, finishing, and fixture work</li><li>Read plans and specs to determine dimensions, materials, and installation methods</li><li>Support crews with punch-list items, formwork, and general labor to keep projects on schedule</li></ul>Real Estate &amp; Property Maintenance:<ul><li>Perform general repairs and upkeep on Osborne's locally owned real estate: carpentry, drywall, painting, and minor plumbing and electrical</li><li>Handle routine property maintenance such as light landscaping and seasonal or weather-related upkeep</li><li>Spot maintenance issues early and report them before they become bigger problems</li></ul>Facilities Maintenance:<ul><li>Respond to and complete FM client service requests and work orders promptly and professionally</li><li>Meet with clients, tenants, and vendors on-site and represent Osborne professionally</li><li>Assess work on-site to scope it and prepare basic quotes or estimates for work orders</li><li>Coordinate daily priorities and scheduling with the Facility Maintenance Coordinator and construction leadership</li><li>Operate hand and power tools safely and keep a clean, organized work area</li></ul>WHAT YOU NEED TO BRING:<ul><li>3+ years of experience in carpentry, general construction, or facility maintenance (commercial or residential)</li><li>Proven skills in framing, drywall, finishing, and general repair work</li><li>Ability to read blueprints and specs and verify layouts on construction projects</li><li>A professional, client-facing demeanor</li><li>Strong communication skills and the ability to work independently across different job types</li><li>Valid driver's license and reliable transportation</li><li>Live within about 30 minutes of Topeka, KS</li><li>High school diploma or equivalent</li><li>Ability to lift and carry up to 50 lbs and work outdoors in changing weather</li><li>Authorization to work in the U.S.</li></ul>PREFERRED, NOT REQUIRED:<ul><li>Working knowledge of basic electrical and plumbing</li><li>Experience scoping work and preparing quotes or estimates</li><li>Forklift or scissor lift experience; CPR/First Aid certification</li></ul>COMPENSATION &amp; BENEFITS:<ul><li>Pay: $25 - $35 per hour, based on experience, plus overtime at 1.5x for hours over 40</li><li>Medical, dental &amp; vision insurance (company-shared premiums)</li><li>3 weeks of Paid Time Off (PTO), earned from your first day</li><li>Paid holidays</li><li>2 weeks of paid parental leave</li><li>401(k) with 3.5% employer match</li><li>Flexible Spending Account (FSA)</li><li>Company-provided tools</li><li>Boot allowance and prescription safety glasses</li><li>Paid OSHA 10 and ongoing training</li><li>Steady local work with no overnight travel</li><li>A hands-on role with direct impact on local operations and growth</li></ul>READY TO PUT YOUR SKILLS TO WORK?If you're a skilled construction and maintenance professional who takes pride in quality work and can hold your own in front of a client, apply today and let's talk.Applications are accepted on an ongoing basis; there is no application deadline.Osborne Construction is an Equal Opportunity Employer.
